Healthy Environment
The use of a screen enclosure to cover the outdoor entertainment area of the house is an internal design element. It not only creates an “outdoor room” by lowering the temperature in the screened in area by at least 10°F, but it is also a tool to control animals and pests. A/C filters are Merv 10-rated and indoor humidity is controlled year round at 50%-60%.
Additional Safety
The entire structure of the home is protected by a lightning protection system. All electrical devices are secured by a whole- house surge protection system. The entire house is concrete and non-combustible materials, meeting strict fire safety standards.
Minimum Site Impact, Habitat Preservation, and Landscape
The landscape includes xeriscaping techniques to reduce or eliminate the need for additional irrigation. All of the plants on the property are drought-tolerant and native plants to the South Florida region. The impervious area of the site was minimized through the use of the GrassPav2 driveway system that allows for better rain percolation, while still providing a large circular driveway that can be used for guests.
